Zamoskvorechye district in Moscow

Zamoskvorechye district in Moscow

Zamoskvorechye is one of the three smallest districts of the Central Administrative District. Being located both close and so far away from the Kremlin, it had undergone many metamorphoses and turned into a modern district, which perfectly combines new concepts of the departed eras. We learned from the local population all the pros and cons of life in Zamoskvorechye

Zamoskvorechye district, like Moscow itself, has a very difficult, but interesting fate. It has experienced important historical events, more than once it was actually wiped from the face of the earth, but like Phoenix, it revived from the ashes.

In the time of old Moscow, it was a quiet and calm area, where the patriarchal way reigned and traditions were highly honored. Artisans and workers, who mainly inhabited this area, were in a hurry with the first rays of the sun, and preferred to spend evenings with their family.

Today it is a business district of the city with offices and educational institutions, where metropolitan life is boiling. And yet there is still a place for beautiful - echoes of the very provincial past.

"KP" shares with readers the opinion of local residents and experts on the advantages and disadvantages of this area.

History of the district

Zamoskvorechye – one of two districts of the capital which are on the right coast of the Moskva River. In ancient times this area carried the name Zarechye. Thanks to such location, fates of two areas – Zamoskvorechye and Yakimanka – are inseparably linked.

The territory of Zamoskvorechye began to accustom only half a century after foundation of the capital, but it transitioned not really actively and long time there were only princely gardens. The reason for it were constant floods, the fires, the oppression of the Golden Horde and enemy attacks. Today the history of events, difficult for this area, can be tracked in area toponymics.

Streltsi settle in the middle of the 16th century in order to protect the southern boundaries of the city in the territory of Zarechye. In the same time more and more craft settlements appear here. By the end of century, the first wooden fortifications which were completely destroyed in the period of the Time of Troubles are built. It was an incitement to development of the area: in the thirties of the 17th century, stone strengthenings of the Earth city were built – nowadays the Garden Ring Road – and Zamoskvorechye finally is a part of the capital.

The new stage for Zarechye comes with coming to power of Peter the Great. At the time of his board the capital was transferred to St. Petersburg, handicraftsmen against their will were moved there, and regiments there were disbanded. Zarechye merchants begin to occupy the territory and first noble estates appear. However, the great Patriotic war introduces its own adjustments – the fire of 1812 again strongly disfigures the image of the area and destroys the most part of building system which at that time, except for some churches, was wooden.

In the second half of the XIX century, the way of life in Zamoskvorechye changes again. The first manufactures and factories start to appear; philanthropists and benefactors come here, whose names are still inextricably connected with the history of the district. At the same time, noble estates with extensive gardens are being built - such architectural development prevails in Zamoskvorechye until the beginning of the 20th century. Representatives of the creative intelligentsia also prefer this quiet and calm corner of the capital. The famous native of Zamoskvorechye - Alexander Nikolaevich Ostrovsky - he describes the traditional way of life of that era very well. Almost a third of his works take place in his native area. At different times, such famous personalities as Akhmatova, Dostoevsky, Chekhov and Yesenin lived and worked here.

In the XX century, Zamoskvorechye, like all of Moscow, underwent a general trend of post-revolutionary development: multi-storey buildings are being built, communal apartments are being rebuilt from noble estates, and many religious objects are being destroyed. Nevertheless, the general architectural appearance of the district was preserved, and already in the second half of the century many streets were recognized as a protected area.

The modern borders of Zamoskvorechye were recorded on July 5, 1995. Today, active work is underway to preserve its historical appearance, through which the entire path of the formation of Zamoskvorechye from the provincial to the cultural and business district is traced.

Description of the area

Zamoskvorechye district is located in the southern part of the Central District of the capital. In shape, it resembles a triangle, the top of which is crowned by the Big Moskvoretsky Bridge. In the north and east, the borders of the district are the Moscow River. In the west, the district is bounded by Balchug, Bolshaya Ordynka and Mytnaya streets. The outline of the southern boundary resembles a cardiogram. Maybe not by chance?

Conditionally, the district is divided into two parts by the Garden Ring. The biggest part of the Balchug island is located there, however, it has only two neighbors - Yakimanka and Danilovsky district, which belongs to the Southern Administrative District.

Real Estate Property

Luxury Housing: Primary Real Estate Market

Alexey Chumalov, Sales Director of Kalinka Group says:

— Today Zamoskvorechye is one of the most popular areas among buyers of elite housing. Low club houses with good house areas are in the most demand. The area is also attractive for developers, but there is not so much room for construction. When new projects are put on sale, there is always a high demand for them.

Multifaceted Choices: Secondary Housing Market

Ruslan Zakiryanov, head of secondary real estate and long-term rental of Avito Real Estate, explains:

— Due to the advantageous location and high historical and cultural value of the district, housing here is in stable demand. The increased interest in the secondary segment is due to the features of the housing stock: almost all possible objects of the secondary market are represented here - from the noble estates of the 19th century to Brezhnev brick high-rise buildings, panel Khrushchev houses and modern club houses.

Potential buyers in Zamoskvorechye are attracted by the historical heritage of the district, the atmosphere of old Moscow is felt here. A large number of mansions and apartment buildings of the XIX-XX centuries are concentrated inside the Garden Ring. Secondary market is in demand most of the time. There are not many new buildings - this is due to the shortage of free plots for construction and to the already formed point development of the district,

Alexander Kozlov, Commercial Director of Concern RUSICH

Win-win investment: how much does real estate cost

— Zamoskvorechye presents apartments of various price segments. The most affordable option will be a studio apartment for 4.5 million rubles (15.4 sq.m.), and the most expensive - an 8-room apartment at a price of just over 1.1 billion rubles (1040 sq.m.). On average, the cost per square meter in a new building is 448 thousand rubles, and in the secondary real estate market - 433 thousand rubles, "says Ruslan Zakiryanov.

Alexander Kozlov gives the average cost of apartments in both segments:

Cost of apartments in the primary market:

One room from 27 million rubles Apartments from 15,4 million rubles
Two room from 50 million rubles Apartments from 20 million rubles
Three room from 58,7 million rubles Apartments from 19,6 million rubles

Cost of apartments in the secondary market:

One room from 10,8 million rubles Apartments from 6,2 million rubles
Two room from 12 million rubles Apartments from 26 million rubles
Three room from 15 million rubles Apartments from 33 million rubles

— In this area, it is profitable to invest in housing in both segments - it all depends on the goal. If there is a task to earn on an increase in the cost per square meter, then it is worth considering the purchase of an apartment on the primary market. In this case, there is a high probability of an increase in cost from the pit stage to the commissioning of the house, adds Alexander Kozlov.

— Since housing in Zamoskvorechye is expensive, you can look at the apartments - because of their status, they are cheaper than similar objects, but in the rental market they are comparable in value to apartments. The purchase of apartments can be considered when it comes to buying real estate for change.

Old-timers and businessmen: a portrait of a buyer

Alexander Kozlov shares:

— Offices of large Russian companies are concentrated in Zamoskvorechye and modern business centers work, so the area is interesting to top managers, businessmen and managers who work in this location. Also, apartments are bought here by indigenous people who know this area well and are accustomed to its location and infrastructure.

— The portrait of the buyer is very fuzzy, but there is an advantage in favor of family clients. This area is in demand among those people who have already lived in it before or work there", confirms Alexei Chumalov.

Transport infrastructure is well developed in Zamoskvorechye. On the territory of the district there are seven metro stations, which belong immediately to five different branches: Zamoskvoretskaya, Kaluga-Riga, Kalinin, Serpukhov-Timiryazevskaya and Koltsevskaya. Metro stations are scattered around the area in such a way that the walk from any point will take no more than 20 minutes.

In the district there is one of the nine passenger railway stations - Paveletsky. This is an important transport hub, from where not only suburban, but also intercity trains depart.

The network of land routes is represented by bus and tram lines. In Zamoskvorechye, buses run on more than a dozen different routes, including one night, as well as Ring Route B. There are much fewer tram departures, but today they are driven by modern high-speed and low-floor trams, which are not afraid of any traffic jams. Ground transport allows you to easily and quickly move not only within the district, but also to get to more remote districts and areas of the capital. More and more dedicated lanes are being built for public transport, which significantly reduces travel time.

The main highways of the district are Bolshaya Ordynka and Pyatnitskaya streets, passing beyond the Garden Ring to Lyusinovskaya and Bolshaya Serpukhovskaya streets, respectively. An important role is played by Valovaya Street and the chain of embankments stretching along the Moscow River and the drainage canal.

For pedestrians and cyclists, a convenient infrastructure is also created - sidewalks are expanded and ennobled, dedicated lanes are laid. By the way, in the warm season on the territory of the district there are many points of urban bike rental, and hiking from one end of the district to the other will take no more than 45 minutes, and from the most distant point you can reach the Kremlin in less than an hour.

Industry and ecology

Currently, Zamoskvorechye is a cultural and business district. Once the first manufactures and factories were opened here, but today only memories and converted offices remained, and the best you can find is a small-scale production. Mass production has long been carried out in more remote areas of Moscow.

Unfortunately, the environmental situation is still not the best. The reason for this is the high gas content caused by the continuous flow of traffic.

At the junction of the Zamoskvorechye and Yakimanka districts is the Morozov Children's City Clinical Hospital. It's been around for over a hundred years. This is the largest not only in Russia, but also in all of Europe children's hospital, where professionals of completely different directions work. On its basis there are 13 centers that investigate and treat complex and rare childhood diseases. The hospital also operates an advisory and diagnostic center, where the assistance of highly qualified doctors can be obtained at any time.

In Zamoskvorechye there is a NMIC of surgery named after A.V. Vishnevsky. The center specializes in surgery of various profiles and conducts more than 8000 surgeries a year. An equally important area of activity of the center is the development and implementation of new ways of conducting operations.

For the adult population, a clinic operates in the district, which originates from the activities of the Marfo-Mariinsky monastery, located in neighboring Yakimanka. Local residents highly appreciate the professionalism of the doctors working in it. Moreover, in the district there is a hospital specializing in women's health.

There are also many private clinics. Those who prefer to receive medical care at a convenient time and in a convenient place, this option will be more suitable.

There are no problems in the field of education in Zamoskvorechye as well. The only nuance can be indicated by a slight congestion of schools - not only local, but also residents of other areas and districts of the capital strive to send their children here. On the one hand, this causes little inconvenience to the indigenous people. On the other hand, this phenomenon only confirms the high level and prestige of schools, many of which have been operating since the beginning of the last century.

There are 4 educational centers in the district, which include 14 kindergartens and 10 school buildings where you can get primary and general secondary education. Schools of the district are traditionally included in the ranking of the best Moscow schools. On their basis, mathematical, engineering, socio-economic, chemical-biological and medical classes have been opened. Emphasis is also placed on foreign languages. Many schools cooperate with leading universities in the country.

In Zamoskvorechye there is a college of the Ministry of Foreign Affairs of the Russian Federation, where specialists are trained to work in the Ministry of Foreign Affairs and help with further employment.

Higher education is represented by several educational institutions, including the G.V. Plekhanov Russian University of Economics, founded at the beginning of the last century. This is the country's leading economic university, which is in good standing and in the international arena. The university opened the Economic Lyceum, where you can get general secondary or secondary special education, both economic and other areas.

Retail stores and shopping centers

Oddly enough, chain supermarkets in Zamoskvorechye are enough even within the Garden Ring. Not so long ago, somewhere in the early 2000s, it was almost impossible to find ordinary stores with democratic prices in the area, but the situation is improving every year - more and more "chain" and small healthy food stores appear.

There are no shopping centers in Zamoskvorechye, so shopping has to be done in other areas. In the area of the Paveletsky station, after the completion of the construction of a new transport interchange hub, it is planned to open an underground shopping center.

Leisure and entertainment

Zamoskvorechye is a very colorful area of old Moscow, where everything is literally impregnated with the aura of departed eras. Here you can find chambers of the XVII century, and monumental examples of Stalinist ampyra and constructivism of the XX century. The temple architecture of the district deserves special attention. Walking along the old streets, you notice how the step itself becomes more measured, and time begins to flow smoothly and leisurely.

Theater lovers should visit the branch of the Maly Theater or the very young Theater of the Moon and Teatr.doc. Lovers of history can walk through numerous museums in the region of completely different topics. There are houses-museums, and the Museum of the Railway, and the very young museum "Bunker-703," which is located at a depth of 43 meters underground and talks about fortifications of the Stalin era. Unlike Bunker-42 in the Tagansky district, you can not only watch the exposition and listen to the excursion, but also touch everything with your own hands or even launch an emergency siren.

Especially lucky connoisseurs of music living in Zamoskvorechye. There is the Gradsky Hall, opened after restoration in 2015 and equipped with modern equipment. However, the Moscow International House of Music deserves special attention. A well-recognized building is located on the arrow of the island of Balchug, and its spire in the form of a violin key is viewed from afar. Today it is a multifunctional center where you can attend concerts of various musical genres. Various events, festivals and creative evenings are held here.

For adherents of cinema in the area there are several movies where you can watch films in the original language.

Zamoskvorechye is famous for its churches and temples. Many of them were destroyed, but the surviving samples of the XVII-XVIII centuries are of important architectural value. Here is the oldest Moscow historical mosque in the city, built back in 1823.

Every year, hiking in the district becomes more pleasant and more comfortable - embankments and central streets are being arranged and expanded, wires hide underground, more shops and landscaped areas keep appearing.

Gastronomic establishments in Zamoskvorechye are presented for any taste and wallet. This is partly due to the promiscuity of the district, where there is a place for historical places, and business quarters, and the station with its endless passenger flow and many hotels around. It is equally easy to find shawarma, cooking, coffee shop or restaurant of haute cuisine. The territory within the Garden Ring, in particular Pyatnitskaya Street, is considered a party location where youth flock on weekends. Therefore, there are various bars and pubs.

Due to the ennoblement of the suburban territories and the expansion of embankments, sports occupation for residents of Zamoskvorechye became even more accessible. More and more playgrounds for workout appear in the yards and soccer fields are being built. And the number of cars and the noise from them now does not prevent jogging so much. In addition, there are many different fitness, stretching and yoga studios in the district.

Realtor Reviews

Alexander Kozlov, Commercial Director of Concern RUSICH:

A large number of attractions, leisure centers, museums, as well as an abundance of schools and colleges, fitness centers, restaurants and supermarkets make the infrastructure of Zamoskvorechye rich and balanced.

A big plus of living in Zamoskvorechye can be called proximity to the center and transport accessibility.

The disadvantages include the lack of green zones and the nearby Paveletsky station - such a neighborhood often inconveniences residents of neighboring houses.

Ruslan Zakiryanov, head of secondary real estate and long-term rental of Avito Real Estate:

Zamoskvorechye is part of the Central Administrative District of the capital and is considered one of the quietest and most calm areas of old Moscow. There are a large number of estates, museums, architectural monuments, cultural and historical heritage sites. Zamoskvorechye is considered the record holder in the number of ancient Orthodox churches and churches.

Like any central district of Moscow, Zamoskvorechye attracts transport accessibility - in addition to the Paveletsky station, there are five metro stations on its territory at once, as well as major road highways. As an undeniable advantage, it is worth noting the developed social infrastructure of Zamoskvorechye.

Reviews of residents

Alyana, 47 years old, creative director

Zamoskvorechye is my district, I live on Bolshaya Pioneerskaya Street, right behind the Garden Ring, since 1997.

The infrastructure for the center is very good - a clinic, a school, kindergartens are nearby. Walking distance has fitness centers, a clothing repair studio, chain stores. There is a little lack of something simple like economic, but in the center, this is hardly possible. Transport accessibility is also excellent - there is a metro, tram, buses. By car, it is very convenient to move around the center and get to the area.

Of the cons, I can single out the building with the high-rise of Dubininskaya Street - this will be a real collapse. And the rest is standard - terrible traffic jams, poor cleaning of the territory, there is no watering of green spaces, which is why many shrubs died after planting.

Anna, 36 years old, on maternity leave

This area is very cozy and quiet, but with a beautiful central location. From it you can walk to Red Square, and to the parks of Yakimanka. And here's the best look at holiday fireworks.

The social infrastructure is well developed: there are many grocery stores, various restaurants and cafes. We also have a lot of playgrounds. Unfortunately, now it has become not very comfortable with schools - everyone is striving to send their kids to our school, and there are way too many children in the area.

In Zamoskvorechye there is always something to do - interesting museums, many beautiful churches are open, and in the near future we are waiting for an ice rink. I am very happy about this news!

Experts told us which apartments are the best sellers.

For the past year, two-room and three-room apartments have become very popular in Moscow. Let's figure out what affected it.

Over the past year, there have been many changes in the real estate market. Owners began to choose apartments of a larger area. A preferential mortgage for families had a huge impact on such a choice.
